Most homes I purchase distressed and rehab then place a tenant in them. Money in this pandemic has been tighter as many tenants have not paid and there was a moratorium so I was prohibited from evicting them. I have had to sell many of my homes to help float the notes with the loss of rent. I had 2 maintenance men that I guaranteed 40-60 hours a week pay so they could take care of their families. Now that we are coming out of the pandemic I have encouraged them to get employment elsewhere as they are good workers and many businesses are offering wages that they need and I cannot compete with. I will most likely sub all the work out for awhile until I can recover from these bizarre times. So my plan is to purchase additional houses and get my inventory back up pre-pandemic and possibly build some entry level houses that I can sub the work out and help keep repairs down as they would be new.
